The land is currently worth $10 million and was purchased for $2 million eight years ago. After completion of the factory at the end of year 1, Amazon expects earnings before interest and taxes (EBIT) of $35 million each year for 10 years (in years 2 to 11). The company also has to add inventory (components) worth $7 million just before operation starts at the end of the first year. Amazon’s marginal tax rate is 28% and the appropriate cost of capital for this project is 5%.
